In December 2024, Frisco got a preview of a "mid-2026" opening for Fields West, the urban village anchoring the city's north side. Twenty-seven leases were announced that same month, including Bloomie's, Pottery Barn, Nando's, Kendra Scott and Williams Sonoma. Mid-2026 has come and gone, and Fields West has not opened.
While that particular ribbon-cutting keeps sliding, the rest of the city filled in around it. A sake and Japanese whisky bar opened at The Star last September. A kids' theme park opened its gates on July 1. A Dallas-born sandwich shop cut its ribbon with the Frisco Chamber of Commerce back in June. If you've been waiting for Fields West to tell you Frisco has arrived, there's a decent chance you already missed the parts that did.
The Slip, In Its Own Numbers
Fields West is a 55-acre urban village inside the larger 2,500-acre Fields community on the city's PGA corridor, and by any leasing measure it's succeeding. In November 2025 the project stood at 70 percent pre-leased. Construction went vertical that December. By late July 2026, Community Impact reported leasing had climbed to 75 percent, with new signings from SusieCakes and others.
None of that leasing momentum moved the opening date forward. The same July report that announced 75 percent pre-leased occupancy also confirmed the physical opening will now happen in phases starting in mid-2027 into 2028, not mid-2026 as originally floated. Bloomie's, the marquee tenant and Bloomingdale's first Texas store, isn't expected until late 2027 even within that window. The building is filling up on paper faster than it's rising on the tollway.
That gap matters if you live nearby and have been timing errands, dinners, or a wardrobe refresh around a project that's still, by any practical measure, a construction site with a very good tenant roster.

What You Can Already Walk Into
While the PGA corridor stays under scaffolding, four other parts of the city changed shape this year and mostly did it without a master-plan press release.
- Musume, the Dallas-based Rock Libations Restaurant Group's third location, opened at The Star in September 2025. The 6,000-square-foot space at 3625 The Star Boulevard runs a 20-seat sushi bar, a private tatami room, indoor and outdoor seating, and what the operator describes as the region's largest sake and Japanese whisky list.
- Universal Kids Resort opened July 1, 2026, at the northeast corner of Panther Creek Parkway and the Dallas North Tollway, built for kids ages 3 to 9 across seven themed lands with an attached family hotel at the entrance.
- Bread Zeppelin opened its eleventh Texas location on June 5, 2026, with a ribbon-cutting alongside the Frisco Chamber of Commerce, and a portion of opening-weekend proceeds went to the Miracle League of Frisco. It runs 10:30 a.m. to 9 p.m. daily.
- Hudson House, Vandelay Hospitality's seventh DFW outpost and ninth in Texas, opened in August 2025 at 3475 Preston Road, taking over a former Twin Peaks just north of Stonebriar Mall. Founded in Highland Park in 2017, the concept is known for its cheeseburger, oysters, and a martini the menu calls the world's coldest.
Four openings across four different corners of the city, spread over the past year, all landed before the headline project that was supposed to define this one.
The Next Wave Is HALL Park, Not Fields West
If you want a fall opening you can actually plan around, look toward HALL Park rather than the PGA corridor. Headington Companies, the Dallas hospitality group behind The Joule hotel and Forty Five Ten, is bringing two concepts to 3101 Gaylord Parkway with a fall 2026 target.
Commissary operates as a cafe, bakery, gelateria, espresso bar and neighborhood market under one roof, serving breakfast tacos, morning buns and grab-and-go lunches, and it's set to double as the brand's flagship bakery and wholesale production site. Tango Room is the quieter counterpart: an intimate, 12-table modern steakhouse with a wine list built for lingering. Both sit at HALL Park's Gaylord Parkway address, closer to downtown than the north-side developments getting most of the attention this year.
Whether fall 2026 holds as a date is worth watching given how the Fields West timeline has moved, but HALL Park's openings are tied to a single address with a named developer and a stated season, which is a more concrete anchor than a phased, multi-year buildout still finalizing its tenant mix.
125 Years, One Saturday In September
Frisco's other big date this fall has nothing to do with square footage. The Frisco Heritage Association's Shawnee Trail Cowboy Day runs Saturday, September 26, from 11 a.m. to 4 p.m. at the Frisco Heritage Center on Page Street, part of the city's 125th birthday programming. The event leans into the same cattle-trail history the city is named for, with Dutch oven cooking demonstrations, blacksmithing, folk music, and the kind of pony rides and pioneer games that turn a history lesson into a full Saturday.
It's a useful contrast to everything else in this post. The city spent the year adding sushi bars, theme parks and burger joints at a pace that outstripped its own press releases, and then turns around in September to mark 125 years since it was a stop on a cattle trail with dirt roads instead of a tollway. Both versions of Frisco are real at the same time.
What This Actually Means If You Live Here
The lesson from this year isn't that Fields West is a bad bet or that Frisco's growth has stalled. Leasing at 75 percent with a national department store chain signed on says the opposite. The lesson is that the biggest, most-covered project isn't always the one changing your Tuesday night. Musume changed what a night at The Star looks like a year before anyone could set foot in Fields West. Hudson House changed the options near Stonebriar a year ago, and it's still one of the busier happy hours on that stretch of Preston Road. HALL Park will probably change the north side of downtown before the PGA corridor finishes its first phase.
