The title company establishes the escrow account and ensures, through due diligence, a clear title without encumbrances, HOA information, restricted covenants, survey, and tax certification. As well, they provide a compilation of all necessary documents working toward a timely closing. 

You will schedule inspections during your option period with licensed professionals. Simultaneously, your lender will initiate the appraisal process. In a cash transaction, an appraisal is optional.

IT’S A WRAP!

Before closing day your lender provides you with a detailed disclosure concerning your mortgage. This will detail the exact amount of funds required, in the form of a cashier’s check or bank wire, to bring to closing. A current legal ID will be required at closing. Once all documents have been signed by all parties and reviewed by the lender funds will then be released and the transaction is complete. Congratulations, you get the keys!!
